Shreveport's city value of $148,292 is the highest in Zillow's series. It is up about 13.6% since January 2020, while the national figure rose about 47% (Zillow, August 2026).

The city average hides two markets. Three ZIPs, 71103, 71108, and 71109, sit below their January 2020 values on Zillow's index. Broadmoor's 71105 and South Highlands' 71106, by contrast, gained 3.9% and 3.0% in the past year. Realtor Ursula Lewis said most of her clients shop under $200,000 (Advocate, July 2026). At that level, she said, “$175,000 right now sometimes looks like an investment property that needs a whole lot of work.” Her buyers tend to shop longer because many others want the same price range.

A financed buyer also has to get the house past a lender. An appraiser working for an FHA or VA lender may flag a failing roof, a broken system, or other defects before the loan closes. Stuart named the one item buyers will not skip in summer: “If the AC's not kicking, we ain't going to look at it.”

Caddo Parish is shrinking while Bossier grows

Caddo Parish lost 13,718 residents between April 2020 and July 2025, a 5.8% decline (Census Bureau, Vintage 2025 county estimates). Bossier Parish grew by 3,212 residents, or 2.5%, over the same period. The two parishes share one metro and move in opposite directions.

Most of Caddo's loss came from net moves to other parts of the country, about 12,700 people across the period. The pace has slowed: net domestic moves out fell from 3,446 in the year to July 2021 to 1,083 in the year to July 2025 (Census Bureau, Vintage 2025).

Fewer households can mean fewer buyers for older houses in the value-tier ZIPs. Lewis also reported buyers heading north toward the new houses going up in Blanchard (Advocate, July 2026).

Barksdale and military buyers across the river

Barksdale Air Force Base in Bossier Parish supplies a steady flow of buyers who arrive and leave on military orders. The base counted 5,133 active-duty members, 1,342 reservists, 2,608 civilians, and 7,116 dependents, 16,199 people in all (Barksdale Economic Impact Statement, FY 2024). The same statement puts the base's total economic impact at $1,112,534,993, with data as of March 10, 2025.

Stuart told the Advocate she works with many military buyers who want to live close to Barksdale. South Bossier and Shreveport's Broadmoor neighborhood remain popular with them, she said, while interest in north Bossier has slowed (Advocate, July 2026).

Military sellers face the reverse problem. Permanent change of station (PCS) orders come with a report date, and a listing does not. A service member who cannot sell before leaving may carry two housing costs or become a landlord from another state.

The Caddo calendar: tax bills, tax liens, and sheriff's sales
