A Joplin foreclosure sale is held at the courthouse door the notice names, after 20+ days of mailed notice.
Most of Joplin is in Jasper County, where 2026 notices set sales at the courthouse in Carthage. The southern part is in Newton County, whose seat is Neosho.

Do you have a sale date on your notice yet?
Free. No obligation. You choose the closing date.
A Joplin MO foreclosure usually ends at a courthouse door, and the door depends on the county line. Joplin, Missouri sits in two counties, Jasper and Newton. The county where your house sits decides where the trustee sale happens and where its notice runs.
How does a Joplin MO foreclosure work?
A Joplin foreclosure usually runs outside of court, through a trustee sale under the deed of trust. Missouri law makes a sale under that power of sale binding on the borrower and on anyone claiming through the borrower (RSMo 443.290).
A deed of trust is the document you signed at closing that names a trustee. If the loan goes unpaid, the lender can ask that trustee to sell the house. No judge reviews the file first. The pace comes from federal servicing rules, Missouri's notice statutes, and your servicer's own process.
The statewide picture is in our guide to stopping a Missouri foreclosure.
The federal 120-day rule comes first
For most mortgages on a principal residence, the servicer cannot make the first foreclosure notice or filing until the loan is more than 120 days delinquent (12 CFR 1024.41(f)). That gives a Joplin homeowner roughly four months before Missouri's sale notices begin. A complete loss mitigation application sent during that window generally keeps the first notice on hold while the servicer decides.
Where is a Joplin foreclosure sale held?
A Joplin foreclosure sale is held in the county where the house sits, at the courthouse door the published notice names. The Missouri sale statute fixes the county for every sale under a deed of trust (RSMo 443.310).
"All sales of real estate under a power of sale contained in any mortgage or deed of trust ... shall be made in the county where the land to be sold is situated ..."
RSMo 443.310, the Missouri statute on where trustee sales are held
That rule matters more in Joplin than in a city inside one county. The Census Bureau counts about 53,930 Joplin residents, with 46,022 on the Jasper County side and 7,908 on the Newton County side (Census Bureau Vintage 2025, July 2025). ZIP code 64804 crosses the county line, so a ZIP code alone does not tell you the county. Your deed, your tax bill, or the county assessor's record does.
Jasper County: the courthouse in Carthage
The Joplin Globe notices reviewed for this guide set 2026 Jasper County sales at the west door of the county courthouse in Carthage. One Joplin Globe notice set a May 27, 2026 sale. First published March 20, 2026, it named "the West Door of the Jasper County Courthouse, City of Carthage." Other 2026 notices said "West Front Door" and gave the courthouse address, 302 South Main Street.
Those notices covered houses in Carl Junction, a separate Jasper County town. They show how trustees describe the site, not where any one Joplin sale will happen.
The county also runs the Jasper County Courts Building in Joplin, where the county collector takes payments. Missouri law fixes the county, not the building. The notice for your house is the only document that says which door the trustee will use.
Newton County: the county seat in Neosho
A south Joplin house on the Newton County side sells in Newton County under the same statute. The county's own site names Neosho as the county seat, so a Newton County notice generally names a courthouse door there. No 2026 Newton County notice was reviewed for this guide, so the exact door is whatever your notice states.
| Question | Jasper County side of Joplin | Newton County side of Joplin |
|---|---|---|
| Joplin residents (Census, July 2025) | 46,022 | 7,908 |
| County of the sale (RSMo 443.310) | Jasper County | Newton County |
| Where 2026 notices placed the sale | West door of the Jasper County Courthouse, Carthage | The door the notice names, generally in Neosho, the county seat |
| Where the notice runs (RSMo 443.320) | A newspaper published in Jasper County (2026 notices ran in the Joplin Globe) | A newspaper published in Newton County |
| Where a request for notice is recorded (RSMo 443.325) | Jasper County Recorder of Deeds | Newton County Recorder of Deeds |

How much notice comes before the sale?
Missouri requires at least 20 days' notice of a trustee sale, given by certified or registered mail and by newspaper publication. The trustee must mail the notice "not less than twenty days prior to the scheduled date of the sale" (RSMo 443.325.3).
Who gets the mailed notice
The envelope goes to three groups under the statute:
- The borrower named in the deed of trust, at the last address the lender has.
- The owner of record as of 40 days before the sale.
- Anyone who recorded a request for notice at least 40 days before the sale.
The statute says actual receipt "shall not be necessary," and the post office receipt is proof. A notice can count even if it sat unopened at an old address. A grown child helping a parent, or a co-owner who lives away, can record a request for notice with the county recorder.
How the newspaper notice runs
The published notice lists the deed of trust's recording details, the grantors, and "the time, terms and place of sale" (RSMo 443.320). How often it runs depends on the county. In counties with a city of 50,000 or more, it runs at least 20 times in a daily paper, continued to the day of sale. In other counties, it runs once a week for four weeks.
Joplin adds a twist, because it passes 50,000 residents and also crosses a county line. For a city in two or more counties, the statute sends the notice to "some newspaper published in the county in which the property lies." Jasper County holds Joplin, so the daily schedule appears to fit a Jasper County house. The statute does not say how the 50,000 test reads for Newton County, which holds only part of Joplin.
One 2026 Joplin Globe notice for a November 4, 2026 sale first ran on October 7, 2026.
Why some answers say 10 days and others say 20
Two different numbers sit close together in Missouri's foreclosure chapter. Twenty days is the notice of the sale itself (RSMo 443.310 and 443.325). Ten days is the window for a written notice of intent to redeem, given at the sale or within 10 days before it (RSMo 443.410). A third number, 10 business days, applies to tenants after a sale (RSMo 534.030).
The Joplin foreclosure timeline
For most loans, more than 120 days pass before the first Missouri notice, and the sale follows at least 20 days after the mailed notice.
| Step | When | The rule | Options usually still open |
|---|---|---|---|
| First missed payment | Day 1 | Servicer contact and written notice of options (federal servicing rules) | Catching up, repayment plan, loss mitigation, counseling, a sale |
| Pre-foreclosure period | Days 1 to 120 | No first notice or filing for most loans (12 CFR 1024.41(f)) | A complete application, modification, a sale, deed in lieu |
| Notice of sale mailed | At least 20 days before the sale | Certified or registered mail (RSMo 443.325.3) | Reinstatement if the loan allows it, loss mitigation, bankruptcy, a sale |
| Newspaper publication | Runs to the day of sale | A paper published in the house's county (RSMo 443.320) | The same options; a complete application more than 37 days out generally pauses the sale (12 CFR 1024.41(g)) |
| Sale day | The date in the notice | At the courthouse door the notice names, in Jasper or Newton County (RSMo 443.310) | Written notice of intent to redeem, given at the sale or within 10 days before it (RSMo 443.410) |
| After the sale | Up to one year, only in narrow cases | Redemption if the debt holder bought and a bond was posted within 20 days (RSMo 443.410, 443.420) | Redemption where it applies; otherwise a move-out plan before an unlawful detainer case (RSMo 534.030) |

Options before a Jasper County trustee sale
Several options generally remain open until the trustee sale, whether the house sits in Jasper or Newton County. Each one has its own paperwork and its own deadline.
Reinstatement
Reinstatement means paying the past-due amount, plus allowed fees, to bring the loan current. The Missouri statutes read for this guide do not set a general right to reinstate. Whether a servicer accepts it usually depends on your deed of trust, your note, and the servicer's own rules. If the lender has demanded the full balance, it generally may require the full past-due amount before it takes a payment.
Loss mitigation with the servicer
Loss mitigation is the servicer's term for a repayment plan, forbearance, a loan modification, a short sale, or a deed in lieu. A complete application received more than 37 days before a scheduled sale generally holds the sale while the servicer decides (12 CFR 1024.41(g)). It can help to ask the servicer in writing what is missing and to keep copies with dates.
A HUD-approved housing counselor
HUD-approved housing counselors offer foreclosure help, usually free or at low cost. The CFPB keeps a housing counselor search by ZIP code, built from HUD's list. A counselor can read your notice, help assemble an application, and talk with the servicer alongside you.
Bankruptcy
A bankruptcy filing generally creates an automatic stay that pauses a scheduled trustee sale (11 U.S.C. 362). Chapter 13 can set up a plan to repay arrears over time, while Chapter 7 works differently for a house. Our guide on whether bankruptcy can stop foreclosure covers both. A bankruptcy attorney can say which, if either, fits.
Deed in lieu of foreclosure
A deed in lieu means signing the house over to the lender in exchange for ending the foreclosure. The servicer has to agree, and other liens on the house can get in the way. Any deficiency terms belong in writing before you sign.
Unpaid county taxes follow a separate path from the mortgage, with a sale each August. Our guide to the Jasper and Newton County tax sale timeline covers that process for Joplin owners.
Selling a Joplin house before the sale date
A sale that closes before the trustee sale can pay off the loan from the closing proceeds, and any equity left over generally goes to the seller. The title company orders a written payoff from the servicer, and the loan is paid at closing. The foreclosure then ends because the debt is paid.
The question is usually time. Joplin houses that sold in the three months ending September 2026 spent a median of 34 days on the market, up from 23 a year earlier (Redfin, September 2026). Closing typically adds more time after an accepted offer. With a sale date a few weeks out, that math can be tight for a listing that needs repairs or showings.
A direct cash sale
Propcash is a direct cash homebuyer that buys Joplin houses as-is. We make one transparent, data-backed offer and show how we got to our number. There are no fees or commissions to the seller, and you pick the closing date. Propcash can close in as few as 7 days after the contract is signed, which can fit inside a notice period.
You can get a cash offer and set it beside the servicer's options. If listing or a workout looks like a better fit, we will say so. More on how a sale works in your city is on our Joplin cash sale page.
A Missouri seller protection to know
Since August 28, 2026, Missouri law adds a protection for owners selling to some buyers. Under RSMo 407.3600, a wholesaler buying as grantee must give the owner a separate written disclosure at least 14 calendar days before the contract. It must be in boldface type of at least 12 points. Our summary of Missouri's SB 973 seller protections explains what the disclosure covers.
What happens after a trustee sale in Missouri?
After a Missouri trustee sale, the buyer generally takes the house and the former owner's interest ends, unless a narrow redemption right applies. The sale forecloses "all right and equity of redemption" under the deed of trust (RSMo 443.290), with one statutory exception.
The narrow redemption right
Missouri allows redemption for one year only when the debt holder buys the house at the sale (RSMo 443.410). The owner must also give written notice of intent to redeem at the sale or within 10 days before it. Within 20 days after the sale, the owner must post a bond approved by the circuit court (RSMo 443.420). When a third party buys at the sale, the statute gives no redemption right.
Possession and unlawful detainer
A former owner who stays after the sale can face an unlawful detainer case. Missouri treats holding over after a foreclosure, written notice of the foreclosure, and a written demand for possession as unlawful detainer (RSMo 534.030). A tenant living in the house gets a notice from the new owner and at least 10 business days before a case can be filed.
The circuit court for the county where the house sits handles these cases. A legal aid office or a local attorney can explain the timing for a Joplin house.
Frequently Asked Questions
Are trustee sales held at the Jasper County Courts Building in Joplin?
A trustee sale for a Jasper County house can be held at any courthouse door the notice names, because Missouri law sets the county and the notice sets the place. The 2026 Joplin Globe notices reviewed for this guide named the west door of the Jasper County Courthouse in Carthage. The Jasper County Courts Building in Joplin is a working county building, so reading your own notice is the reliable way to know which door applies.
Does the mailed notice count if the letter never reached me?
The mailed sale notice generally counts even if it was never opened, because RSMo 443.325 says actual receipt is not necessary and the post office receipt is proof of mailing. The same notice also runs in a newspaper published in the county where the house sits. A homeowner who has moved out of a Joplin house can still find the sale date in those published notices.
Can a former owner buy back a Joplin house after the trustee sale?
Missouri allows a buyback after a trustee sale only in a narrow case. The debt holder must have bought the house at the sale, and the owner must have given written notice at the sale or within 10 days before it (RSMo 443.410). The owner must also post a bond within 20 days after the sale (RSMo 443.420). When anyone else buys at the sale, the statute gives no redemption right.
Can a loan modification application pause a Joplin foreclosure sale?
A complete loss mitigation application that reaches the servicer more than 37 days before a scheduled sale generally pauses that sale while the servicer reviews it (12 CFR 1024.41(g)). The word complete matters, since a partial packet does not trigger the pause. A HUD-approved housing counselor can help a Joplin homeowner see what the servicer still needs.
Does filing bankruptcy pause a Missouri trustee sale?
A bankruptcy filing generally creates an automatic stay under federal law (11 U.S.C. 362), which pauses most collection actions, including a scheduled trustee sale. The stay can be limited or lifted by the court, and repeat filings carry their own rules. A bankruptcy attorney can explain how Chapter 7 or Chapter 13 would apply to a Joplin house.
What does a sale before the foreclosure date pay off?
A sale that closes before the trustee sale usually pays the loan in full from the closing proceeds, using a written payoff statement from the servicer. That payoff typically includes the past-due amounts, interest, and fees the loan documents allow. Any money left after the payoff and closing costs generally goes to the seller.
